The difference? It's in the details.
FORM Community was created to give you better choices when building your new home.
As a prospective homeowner, there are literally hundreds of questions you'll need to consider about your home. Many of these decisions can lead to hidden "costs" that will affect your lifestyle for years to come. From location to layout - from materials to your mortgage - Form Community can help you evaluate these details and make the best choices for your family.
Below is a list of questions to help evaluate the true cost of your home. Keep reading for a look at some of the better choices we offer to you.
Consider some of these costs before choosing your next home:
Location Costs
- How far will you have to drive for work, school or other activities?
- How much gas will you waste (or save) over the years?
- How much congestion is in the area?
- Is your home in an established neighborhood? Or are there undeveloped parcels and vacant lots nearby?
- What happens to the roads when everything is eventually developed?
- And - most importantly - how do you know what will be developed next to your new home? A playground? Or a power plant?
Neighborhood Costs
- What's the quality of life in this area?
- Is there a neighborhood park nearby?
- What are the architectural standards of the surrounding buildings? These provide a clue about the quality of homes and the care that goes into them.
Design and Building Costs
- Where is the garage located? Is it blocking opportunities for natural sunlight?
- Does the builder make "code minimum" housing? You don't settle for the bare minimum when it comes to other purchases, so why would you want this with your home? How would Consumer Reports rate this home?
At FORM Community, we work hard to create a better choice for homeowners today. Explore below to see what this means for you:
Better Designs
Let's face it. Car storage isn't pretty. Integrating garages into a floor plan is cheap and easy. However, these designs eliminate half the natural light that could otherwise flood your home! Why put the cars in front, when they can go behind the house and allow more room for natural sunlight? Our floor plans maximize the space in your home without wasting square feet - creating functional areas that allow plenty of natural light.Better Materials
Block construction is fast and inexpensive. But we know there's a better way. That's why our structural steel walls feature a water-resistant, anti-microbial sheathing to block moisture and carry a higher wind load than concrete block. And if moisture does enter, mold is inhibited from growth. This system also provides space between each stud for the most effective insulation today. We use a water-based, expanding foam insulation to provide a "cooler-like" effect for your home. This keeps the "cold" in, and the "hot" out. Structural steel is the perfect building solution for high-temperature, high-humidity climates like Florida.Better Efficiency
Look around for a minute. Where are the AC ducts located in your home? Many designs run the ductwork through garages and attics - areas which are kept at higher temperatures. Our AC units and ductwork are contained within air-conditioned space. This keeps the air inside the unit cooler, without wasting extra power to do so. Keeping your AC unit out of the garage also helps eliminate potential noxious odors from entering your home. The primary material of our ductwork is hard trunk lines with anti-microbial duct boards. This keeps the airflow consistent and eliminates the "pinch points" you get with flexible ducts. The anti-microbial lining also keeps fiberglass insulation from entering the airstream and inhibits mold growth. It's the same system used in most medical facilities. And we believe, if it's good enough for a hospital to use, then why not your home?
To complete the picture, we install only Amana 16 SEER units - the best on the market, featuring great warranties (including a lifetime warranty on the compressor). The added efficiency will double your savings over a conventional system.
